Job Description:
Maintenance Project Manager is responsible for managing multiple
repair and maintenance projects for the Toledo Zoo, ensuring
compliance with rules, regulations, ordinances and procedures.
Under limited supervision is responsible for planning, organizing
and reporting progress and completion of projects. Reports to the
Director of Maintenance. This position is full time, and is exempt
under the Fair Labor Standards Act and sometimes requires time
worked in excess of forty hours per week.
- This position is responsible for coordinating design of
projects with Zoo consultants and staff members ensuring that staff
comments are incorporated into the contract documents. Once design
is complete, is responsible for assembling bid packages, securing
permits, writing contracts, supervising work, managing construction
cost and schedule, and closing out a project.
- Works with engineering and architectural drawings to prepare a
complete list of all job costs including labor, material,
equipment, and specialty items necessary to complete each
project.
- Monitor budget and schedule of projects and report status to
the Director of Maintenance.
- Is responsible for keeping the needs and requirements of the
Zoo, its staff, and animals at the forefront of all decisions
regarding a project.
- Arranges and coordinates the availability of work areas between
contractors, Zoo employees and visitors.
- Utilize training and experience to make fair, good, and sound
decisions during the development and construction of projects to
keep the project on schedule and maintain the budget while
protecting the interests of the zoo.
- Maintains regular on-site work attendance on time and with a
minimum of tardiness and absences. Must adhere to Zoo policies and
procedures regarding absences and tardiness. Must provide adequate
notice to higher management with respect to vacation time and
time-off requests.
- Utilize all resources necessary to gather information, which is
outside the general knowledge of the individual, and evaluate this
information in the context of the project to make a sound
decision.
- Facilitates design, plans, manages, budgets, and supervises the
construction of small, new construction projects, and capital
repair and maintenance projects ranging from approximately $1,000
to $500,000.00.
- Primary duty involves the performance of work requiring the
consistent exercise of discretion and independent judgement
applying advanced knowledge in construction management,
maintenance, engineering, architecture, or related field.
- Primary duty requires the performance of office or non-manual
work directly related to management or to the general business
operations of the Toledo Zoo. Primary duty requires the consistent

matters of significance to the Toledo Zoo.
Minimum Requirements
Bachelor's degree in construction engineering, engineering,
architecture or similar, degree with five years of experience in
construction estimating/management is preferred, or ten years of
experience in maintenance management, construction
estimating/management or any equivalent combination of education
and experience.
Position also requires considerable knowledge of Microsoft Office,
with concentration on Word, Excel, and Outlook for use in Zoo
communications and developing and presenting project budgets.
